It is adjacent to an electric substation with three transmission voltage sources and would be a great location for a large manufacturing, R&D, lab, data center or freezer/cold storage facility. 

Site includes a rail spur option and is 5 miles to the Interstate, 4 miles from the airport and only 15 minutes from downtown Madison.
